Terms and Conditions (T&Cs) - “GreyPearl Apartments”

Landlord: Edgar Rummel, Merianweg 51, 88471 Laupheim

1. Arrival / Departure

The apartment is available from 4:00 PM on the day of arrival. Departure must occur by 10:00 AM. Alternative arrival and departure times can be individually agreed upon with the landlord. If the tenant does not arrive by 10:00 PM on the arrival day, the contract is considered terminated after 48 hours without notice to the landlord. The landlord or their representative may then freely dispose of the property. No (partial) refund of the rent will be provided in the event of early departure.

2. Special Requests and Agreements

Special requests and supplementary agreements are possible but require written confirmation from the landlord.

3. Payment

The rental agreement becomes valid upon receipt of the deposit in the landlord’s account. A deposit of 20% of the rental amount is due within seven days of receiving the booking documents. The remaining amount must be paid 14 days before the start of the stay. If payment deadlines are not met, the landlord may withdraw from the contract. Non-payment is considered a cancellation and allows for re-rental of the apartment.

4. Cancellation and Termination

If the tenant cancels the agreement before the rental period without naming a substitute tenant who agrees to the contract under the same conditions, the following cancellation fees (excluding cleaning fees) apply if re-rental is not possible:

  • Up to 49 days before the rental period: 10% of the rental price
  • Up to 35 days before the rental period: 30% of the rental price
  • Up to 21 days before the rental period: 60% of the rental price
  • Up to 14 days before the rental period: 90% of the rental price

Later than 14 days before the rental period: 100% of the rental price We recommend taking out travel cancellation insurance.

5. Tenant Obligations

The tenant must handle the rented property (apartment, inventory, and outdoor areas) with care. Any damage to the apartment or its inventory during the rental period must be reported to the landlord immediately. Damages or defects noticed upon arrival must also be reported immediately; otherwise, the tenant will be held liable. A reasonable period must be granted for the rectification of damages or defects. Claims arising from complaints not reported immediately on-site are excluded. Complaints made at the end of the stay or after leaving the apartment are also excluded from liability claims. On the day of departure, the tenant must remove personal belongings, dispose of household waste in designated containers, and store clean and washed dishes in the kitchen cabinets.

6. Data Protection

The tenant agrees that personal data necessary for the contract may be stored, modified, and/or deleted. All personal data will be handled confidentially.

7. Liability The property description was created to the best of the landlord’s knowledge. The landlord is not liable for disruptions to the rental property due to force majeure, local power and water outages, or weather conditions. Liability is also excluded for unforeseen or unavoidable circumstances, such as official orders, sudden construction work, or disruptions caused by natural or local conditions. The landlord will assist in resolving problems as far as possible. The landlord is not liable for the use of provided play or sports equipment. The tenant’s arrival and departure are at their own risk. The landlord is not liable for personal items in the event of theft or fire. The tenant is fully liable for willful damages or destruction.

8. Final Provisions

Photos and text on the website or flyer serve as realistic descriptions. A 100% match with the rental property cannot be guaranteed. The landlord reserves the right to make changes to the furnishings (e.g., furniture) provided they are of equivalent value. If one or more provisions of these terms and conditions are invalid or become invalid, the validity of the remaining provisions remains unaffected. The invalid provision will be replaced by a valid one that most closely reflects the economic and legal intentions of the contracting parties. German law applies. The place of jurisdiction and performance is the landlord’s residence.
